Abstract:
The article examines the long-term effects of the fall in property prices in 20XX on the supply of small business loans. The results show that banks hit by falling property prices have systematically taken out loans with small firms. At the same time, regional and local banks, many of which were unaffected by the initial shock, increased their lending to small businesses to nearby borrowers and expanded their branch networks, gaining market share that remained for the next decade.
